Introduction

Our club house is now over 150 years old and is Grade B listed with Historic Scotland.  With regards to meeting the needs of current and future members the following have been identified as possible problems:

- The standard of changing facilities for both genders
- Space available for the storage of the club’s and member’s equipment,
-Access to the building and site for member’s with disabilities and an aspiration to be complaint with disability legislation.

In addition, there is a desire to see the Club continuing to thrive and this may mean that the Club needs to expand in terms of facilities to accommodate a wider range of activities and hopefully increasing membership.

There has been a long-standing ambition to expand the club house by using the land at the rear of the building.   This expansion could allow us to look at a number of options concerning both male and female changing areas, expanding the capacity of the main hall, possible addition of catering facilities, etc. The incorporation of the female changing area into the main building and being Disability Discrimination Act (DDA) compliant is at the forefront of any development going forward.

No future development can be contemplated without the agreement of the current membership.  Therefore, the Committee is seeking guidance on whether you would support future development and if “yes” what you would like and where your priorities lie.  To do this the Committee is undertaking an on-line survey where we are asking members several questions.  The purposes of these questions are:

- To identify information about the people responding to the survey to allow us to understand how views vary by age, gender or  membership category,
- To find out how you currently use the Club,
- To canvas your views on the current facilities at the Club,
- To ask if you are supportive of some form of future development,
- To provide brief information on ideas the Committee has for financing this future development,
- To ask which (if any) of these methods of finance you would consider supporting. If you are supportive of future development, we wish to establish which method you believe to be the most appropriate route for funding
- To capture any supportive ideas and suggestions you have around how we can improve our facilities.

It is envisaged that it will be a long process to attract and put in place the required funding.  We are at the beginning of a journey so the most important question is – “Do you, the members, want this change?“

Remember, regardless of your category of membership you are a part owner of the club and as such you have a vested interested in what we do and how we do it.  Everyone’s view is valuable, a wide consultation will assist the committee in making good decisions.

Current information about the proposed future development

Some prepararatory work has been undertaken using a local architect to give us some idea of the costs of a possible future development to expand the Club.  A set of drawings were prepared in 1997 that laid out ideas for the expansion of the club into the open space behind the existing clubhouse.  Our architect used this design as the basis of what the Club may be looking for from the future development.   The work they have done so far is based on making the future development compatible with current building standards, DDA requirements, modern construction methods and materials.

It’s envisaged that future development to the rear of the clubhouse would not replicate the main building in design or build materials.  The main points of this future development are expected to be:

- An expanded main hall,
- Moving the entrance to a higher elevation, close to the back of the existing building to allow level access for those with disability,
- Provision of a disabled toilet on the main level,
- Female changing facilities on the lower level adjacent to the current male changing facilities,

In the opinion of Historic Scotland, the design for the expansion would need to be in keeping with the main building but clearly identifiable as an addition to the older structure. The Committee is also mindful that it is important that the new building works minimise disruption of the day to day operations of the main clubhouse and sporting activities.

The outline cost provided by Richard Robb Architects for this future development is estimated to be around £250,000.  This figure is dependent on the final build specification agreed by the members and could change. 

Initial investigation has identified the Robertson Trust, the Big Lottery Fund and other charitable foundations as possible sources of funding.  It is unlikely that any application to funding sources such as the Big Lottery will succeed unless members make some contribution to the building cost. Evidence of members being willing to contribute could be in the form a ring-fenced Club Development bank account and contributions
