The Hayle Harbour development received outline planning permission in 2010. This means that the principle of development of the site is long established. It also means that the developer’s obligations in relation to access, highway improvements, ecology, archaeology, affordable housing, funding for school places and doctor’s surgeries have already been agreed. Therefore, these matters are not raised in this current application.  

The current application is for the final details in accordance with the framework established by the outline planning permission. These details relate predominantly to the scale, layout and appearance of the buildings and the landscape treatment of their surroundings. Supporting information setting out the details of flood risk management, drainage provision, energy conservation, ongoing habitat management, landscape management, travel planning and heritage impacts has also been submitted with the application and is available to view on Cornwall Council’s planning portal http://planning.cornwall.gov.uk/online-applications/. Chieftain’s Yard - A family of four apartment buildings providing 32 apartments, sheltered by the naturally wild cliff walls of Chieftain’s Yard
The Hilltop - 31 detached villas lightly nestled in the natural dune landscape, referencing the vernacular and character of the local chalets
Riviere Fields - A new residential neighbourhood on the southern slopes overlooking Copperhouse Pool, providing a variety of homes, totalling 254 units and including 93 affordable homes

 
Western Gateway - A new watersports hub for Hayle including boat sheds, a multi-functional community building and an apart-hotel with 40 rooms, located at the gateway to St. Ives Bay
Eastern Gateway - An extended quayside will provide improved harbour facilities including boat storage, craneage area, slipway and pontoon, together with a new footbridge over the water to East Quay
Stable Block - A modest conversion of the listed former stable block to create small commercial units e.g. for a café, kiosk or watersports hire business
East Quay - Workshops and a new art gallery and film house, combining improved fishing facilities, creative work spaces and a new leisure venue in the heart of Hayle
