RENT INCREASE SURVEY
THANK YOU FOR PARTICIPATING IN OUR SURVEY. YOUR FEEDBACK IS IMPORTANT. THIS SHOULD ONLY TAKE A FEW MOMENTS OF YOUR TIME AND COMPLETED SURVEYS WILL BE ENTERED IN TO A £50.00 PRIZE DRAW.
OUR RENT SETTING POLICY STATES WE WILL NOT NORMALLY INCREASE OUR RENTS BY MORE THAN THE SEPTEMBER RATE OF INFLATION (CPI) PLUS 1%. SEPTEMBER CPI WAS 2.4%.
AS IN PREVIOUS YEARS WE DO NOT INTEND TO APPLY THE FULL INCREASE BUT ARE CONSULTING ON AN INFLATION ONLY INCREASE OF 2.4%, EFFECTIVE APRIL, 2019.THIS WOULD RESULT IN OUR AVERAGE RENT RISING TO £77.25 per week, AN AVERAGE INCREASE OF £1.81 per week.

CALEDONIA STRIVES TO ENSURE THAT ITS RENTS ARE FAIR & REMAIN AFFORDABLE & THAT ANY RENT INCREASE COMPARES FAVOURABLY WITH OTHER HOUSING PROVIDERS. THE TABLE BELOW DEMONSTRATES THAT OUR RENT INCREASE IS ONE OF THE LOWEST IN THE AREA.
COMPARABLE RENT INCREASES PROPOSED FOR 2019/20
WE WILL CONTINUE TO WORK ON OUR BUDGET FOR 2019/20 TO TRY TO FIND SAVINGS. EACH VARIANCE IN THE INCREASE OF PLUS OR MINUS 0.5% RESULTS IN A CHANGE OF INCOME OF £34,000 PER ANNUM AND A CHANGE OF £0.38 PW IN THE AVERAGE RENT.

Implement the Customer 1st programme & Group restructure. Continue to develop digital customer self-service and staff mobile working applications. Undertake a rent structure review.
Building Success
Continue with plans to develop 1000 more affordable homes by 2022. Review plans to develop 250 alternative tenure homes (not social rented). Implement the Bellsmyre Regeneration Programme. Invest £6M in our existing homes.
Creating Innovation
Complete the actions to deliver sustainable housing support and non-core services. Complete the integration of the Antonine Partnership. Review the Group Governance arrangements.
